Agreement

By accessing or using the Empiva website and booking services, you agree to be bound by these terms. If you do not agree, please do not use our services. Empiva is operated from London, United Kingdom.

Bookings & Reservations

All bookings made through our website are subject to availability and confirmation. A booking is confirmed only when you receive a written confirmation from Empiva and any required deposit has been successfully processed.

Prices are quoted in the currency displayed at the time of booking and include applicable taxes unless stated otherwise. We reserve the right to correct pricing errors before a booking is confirmed.

Payment

Payments are processed securely through Stripe. A deposit may be required at the time of booking, with the remaining balance due before your arrival date as specified in your booking confirmation. All payment terms will be clearly communicated during the booking process.

Cancellation & Refunds

Cancellation policies vary by property and season. The specific cancellation terms applicable to your booking will be displayed before you confirm your reservation. In general:

• Cancellations made more than 30 days before check-in are eligible for a full refund of the deposit
• Cancellations made 15--30 days before check-in may incur a 50% charge
• Cancellations made fewer than 15 days before check-in are non-refundable

We strongly recommend purchasing travel insurance to cover unforeseen cancellations.

Guest Responsibilities

Guests are expected to treat all properties with care and respect. You are responsible for any damage caused during your stay beyond normal wear and tear. House rules specific to each property will be provided in advance and must be followed throughout your stay.

Limitation of Liability

Empiva acts as a booking intermediary between guests and property owners. While we take every care to ensure listings are accurate and properties meet our standards, we are not liable for circumstances beyond our reasonable control, including but not limited to force majeure events, property maintenance issues, or third-party service failures. Our total liability in connection with any booking shall not exceed the total amount paid for that booking.

All content on this website, including text, images, design, and branding, is the property of Empiva or its licensors and is protected by copyright and intellectual property laws. You may not reproduce, distribute, or use any content without our prior written consent.

Changes to These Terms

We may update these terms from time to time. Changes will be posted on this page with an updated revision date. Continued use of our services after changes are posted constitutes acceptance of the revised terms.

Governing Law

These terms are governed by and construed in accordance with the laws of England and Wales. Any disputes arising from these terms or your use of our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.
